If you do use fireworks, please be sure to pick up all the remains and keep them away from your neighbors or their homes.

Also, please remember that assessment payments are due on the first of the month. If you have not set up automatic payments, this year may be the time to consider that. Neighborhood Watch Program

I know many of you have had numerous concerns about such things as illegal parking, vandalism, and other issues in your community. One of your neighbors has agreed to lead a Neighborhood Watch Program and has contacted the Moncks Corner Police Department. We have recruited one other neighbor for this team but we would like to see more of you join the team to make this a great place to live. Community Reminders

Dear Homeowners,

I would like to remind each home owner of some basic neighborhood regulations that are in your rules and regulations. We do enforce these regulations that may result in a violation charge to you upon repeated offenses that are not eliminated. A warning is issued before any charges are applied.

Here are just a few of the regulations:

· No street parking at anytime is allowed

· No trash should be thrown in the streets, ponds, or any other place other than a trashcan

· No additions can be made to any property unless you turn in an ARC application and approved. This application can be found on our website at www.cmgcharleston.com

· Please call your local police if you see suspicious behavior in the community

· Please be sure to pick up after your pets, and all pets must be kept on a leash at all times…it is the law

· Please be sure to not dispose of any cigarette butts on the property grounds

Pond Drainage Area

Community Watch Program

I have made a suggestion to several of you to contact your local law enforcement to start a Community Watch Program, which will help cease some of the issues your community has faced. Your HOA does not run this type of program, but I would encourage you to take advantage of the opportunities your community offers. If you are interested in being a part of this program and would like to host a meeting, I would be happy to share that information via your blog to the rest of the community. Pet Waste Enforcement Reminder

We have recently received some complaints on pet cleanup in your community. It seems that some pet owners are not adhering to the rules and regulations by not picking up after their dogs. This is a violation of your bylaws.

Just a reminder: We ask all residents to please have some consideration for your neighbors with respect to pets. All residents should always have their dogs leashed and waste from pets should be picked up and disposed of in a sanitary manner. We take every complaint seriously and violators will be fined. Updates and Mosquito Abatement

The Cypress Ridge pool area has had several accounts of vandalism over the past few months. We have been working hard to make repairs in the pool area. For those of you that have wondered about the stones at the pool area, the stones are scheduled for repair within the next three weeks. Also, on a minor maintenance issue, two of your umbrellas will be repaired to working condition this week. Please keep in mind that you can make a difference in your community by reporting any vandalism to your local police.

Also, you may have noticed that with the recent rainfall and weather in Charleston have brought about a mosquito issue. For more information on Mosquito abatement, please contact Berkeley County Mosquito Control 723-3800 or 719-4646.

Updates for Cypress Ridge

As your new community manager, I would like to give you a few updates with Cypress Ridge. First I am very excited to serve you and your community.

It has been brought to my attention that Cypress Ridge has been dealing with an alarming rate of vandalism. One of the areas of concern is around the pool. With the continuous vandalism at the pool, we will be moving the location of the pool gate exit button to the opposite side next week. This may help with some of the vandalism but will not eliminate the issue at the pool. Please keep in mind that if you see any persons around or in the pool area after hours, please contact the police.

Also, we received notice that the fitness room air conditioner was not working, however, I have had this issue addressed, so please enjoy this part of your amenity center.

I am very excited to report that we are also in the process of having the entrance lights illuminated. You should be able to enjoy this lighting in the very near future.

Recently, there has been unacceptable behavior at the pool.The follwing are the pool rules. We ask that all residents strictly adhere to the policy. If anyone sees any persons around or in the pool area after hours please contact the police.

Cypress Ridge Pool Rules and Regulations
May 1st until September 30th
PLEASE NOTE * Cypress Ridge Homeowners Association may revoke the use
privileges of any property owner(s) for a specified period of time for noncompliance
with any of the published rules for the use of the common area facilities,
whether due to a negligent, deliberate or willful act or behavior. Any and all
penalties will be determined by the HOA for these acts or behavior or for any act of
vandalism by a homeowner, a minor or a guest of a property owner. The
sponsoring property owner shall be responsible for the actions of their family or
guest and may lose his or her privileges or will be charged for any and all damages.
**All homeowners are PROHIBITED from propping the gate to the pool open at
ANY time, propping it open to use the restroom, or allowing homeowners who do
not have a key access to the pool area. Any of these actions WILL result in having
your key card de-activated.
WHO CAN USE THE POOL
The pool is provided for the enjoyment of homeowners and their accompanied guests.
All assessments must be paid in full in order to have access to the pool. Pool use is
denied until dues have been paid. Additionally, any outstanding fines must be paid in
order to use the pool. Guests are limited to three (3) non-residents for each household.
An adult is described as being 18 years of age or older. Children under the age of 15
and all guests must at all times be accompanied by an adult homeowner whose
assessments are current. Children under the age of 8 must be accompanied by an adult to
the restrooms. PETS will not be allowed within the fenced area surrounding the pool.
POOL HOURS ARE 8:00 AM TO 9:00 PM or dark, whichever occurs first during
the swimming season. The pool will be closed EVERY Tuesday for cleaning.
THE POOL AREA IS TO BE A REASONABLY PEACEFUL AND RELAXING
ENVIRONMENT FOR THE ENJOYMENT OF ALL RESIDENTS.
NO RUNNING OR ROUGH-HOUSING
No running or rough housing in the pool and clubhouse areas. SUPERVISION OF
CHILDREN by parents and/or accompanying adult is necessary for safety and to prevent
damage to the facility and the pool area equipment. Homeowners are responsible for
damages caused by their children or guests.
NO NIGHT SWIMMING ALLOWED BY DHEC (Department of Health and
Environmental Control).
NO DIVING ALLOWED.

NO GLASS CONTAINERS of any kind are allowed in the pool area.
NO DRUGS, FIREARMS OR PROFANITY are allowed in the pool or cabana areas.
There will be no exceptions to these rules and regulations. Any fine by DHEC shall be
assessed to the violating party.
SWIM AT YOUR OWN RISK
Neither the Association, the Developer, nor Community Management Group assumes
responsibility or liability for loss, injury, accident or death. No diving is permitted!
ENTRANCE TO THE POOL
Entrance is through the gate only! Please do not slam the gate as this damages the lock.
Swinging on the gate or climbing over the gate or the fence is prohibited.
PROPER CLOTHING
Proper clothing and swim diapers are at all times required for infants and small children
while in the pool. Diapers are not to be deposited in the waste cans at the facility and
MUST be removed from the site when you depart. Proper swimwear for children AND
adults is required in the family recreational area.
CLEAN UP
Please clean up after yourself, your children and guests, and respect the pool facilities and
property. Please close umbrellas after use. All trash must be placed in the trash
receptacles provided. Any property damage due to the fault of, negligence by a member,
member’s family, or guests must be replaced at the member’s expense. Any damage
should be reported to Community Management Group.
POOL CLOSURE
Signs will be posted notifying members of any pool closing and these closings MUST be
obeyed. The pool will be closed on the same day each week for cleaning and chemical
treatments. The gate will be locked for safety purposes. Members will NOT be allowed to
swim in the pool on these days.
UNSANITARY CONDITIONS
Unsanitary conditions such as when defecation is released in the pool require an
immediate closing of the pool. Call Community Management Group (795-8484) to
report an incident immediately. The pool will remain closed until DHEC certifies it is
safe. Swimming is prohibited by those persons with infectious skin diseases such as
chicken pox, measles, etc., person with open wounds or skin rashes. All bathers must use
the shower before entering the pool.

TELEPHONE USE, LIFE PRESERVERS AND BODY HOOKS
The pool equipment is for emergency and maintenance use and is not to be used as toys.
The pool phone does not require money to dial 911.
POOL TOYS
Pool toys such as balls and rafts should be used with consideration for others.
RADIOS/MUSIC
Radios/Music should not disturb other pool guests or residents in close proximity to the
pool complex.
BICYCLES
Wheeled vehicles, with the exception of wheelchairs and baby strollers are not permitted
in the fenced pool area. Skateboards and roller blades are to be left parked outside the
fenced area surrounding the swimming pool but not blocking the gate or walkway.
Bicycles are to be placed in the provided bike rack.
PARKING
Parking is limited to the paved parking area by the pool. Cars parked on the grass or on
the roadway in a manner that is deemed to be a hazard may be towed at the homeowner’s
expense.
REPLACEMENT OF A LOST GATE/BATHROOM KEY
Lost keys are replaceable through Community Management Group. There is a $50.00
charge for replacing a key card. A pool key card will only be provided to homeowners
who are current in their annual HOA dues. Fines must be paid in order to keep a pool
key active or for it to be issued. Each homeowner will only be issued one key (This is
due to the size of the system and the maximum number of keys that can be entered.)

for the Cypress Ridge Pool and Amenity Center. I/we understand that the
Association may revoke our privileges for a non-specified period of time for noncompliance
of these rules.

The H.O.A. has contracted with Lake Doctors for the maintenance of the ponds within Cypress Ridge. They have extensive experience on many properties with ponds and lakes.

Neighborhood Watch

Some homeowner’s have expressed an interest in forming a Neighborhood Watch Program. I have contacted the County who does have a program available for your community. I have spoken to Sergeant Ross he can be reached at 843-834-4433 or at jross@berkeleycountysc.gov

He suggests that if homeowners are interested that they contact him to set up an appointment. It can be any amount of residents participating in the program. After that he will call a meeting. This program is completely independent of the Developer or the H.O.A. The police will most likely run a background check on any volunteers and normally all members of a Neighborhood Watch Program are kept confidential to the other community members. If a group is formed they will be under the direction of the police department.

Pool Vandalism

The pool men's room recently had damage done in the men's bathroom.

Your association is budgeted for the normal maintenance and upkeep of the pool however we are not budgeted for acts of this kind. If this type of vandalism continues your H.O.A. will not have the funds necessary to make repairs such as these and for this reason. The H.O.A. will be forced then to either assess an additional pool user fee or close the pool.

If any homeowner is aware of any information regarding this needless act please contact me. If any homeowner becomes aware of any other acts of vandalism anywhere on the property that has occurred please contact me. If observing any vandalism in progress please contact your local police department. Remember this is part of your investment, so please keep your eyes open.

Green Hair

Kids don’t want to look like 80’s rock stars all swim season. (Well, some do.) This happens mostly to avid and frequent swimmers with particularly dry, fine, light blonde hair.
Copper iron and manganese from algaecide additives and city and well water sources in the water (now in the hair) will oxidize and ”precipitate” temporarily staining very blonde hair green under certain combinations of pH, alkalinity and dissolved minerals.

Pool vendors are discouraged from using metal-based algaecide in the pool but there may certainly be residual from when the pool was set up for the first few years. Copper can be present in local source water too and metals and minerals concentrate over time through evaporation.

If this happens at your community pool, tell your manager so we can work with the pool vendor on reducing metals.

To work on the effects it can have in hair, sources recommend a clarifying shampoo for chlorine/buildup. Examples were Paul Mitchell Shampoo One, Joico KPAK Clarifying Shampoo and Redken Chemistry Shampoo. ION makes a swimmer's shampoo and conditioner sold at Sallys Beauty Supply which another swimmer recommended.

One online article adds, “Removal of the green from ones' hair is a whole 'nuther cup of tea. Depending on how well the color has set into the hair, such as in & out of the pool all day with stressed hair (which chlorine in the pool does cause), is the worst-case scenario, and is very difficult to totally remove in one treatment. But often the use of something acidic, like tomato juice, catsup, or lemon juice, will reduce the metals to their soluble state, and they then can be rinsed out. Be sure to use a conditioner afterwards, or you might end up with something a lot worse than just a green tint.” ...so be careful.

Best prevention for the very susceptible is a more comprehensive plan: Keep hair conditioned and in good health, wet with shower water before going in, not let pool water dry on the hair and to rinse in the shower and towel dry, then do not follow swimming with a typical high pH shampoo like most kids’ shampoos are…

As you may all be aware as stated in my last blog there was an increase in 2011 from 2010. Again, this was partly due to having a history of expenses in the community along with knowing the needs of the community members. The pool which will be open 7 days per week and open almost an additional month longer in 2011. Additionally, a new pool maintenance contractor was hired and comes with a great reputation. We know that will make a significant difference in the appearance of your pool this upcoming season.

Looking forward the homeowners will be able to expect other services paid for through fees in 2011, including landscaping, pond maintenace,irrigation maintenance,pine straw and flowers just to name some.

Cypress Ridge

By now you have received the association assessment letter for 2011. As you are aware there was an increase in the monthly fee. A few reasons why there was an increase, even though your Board and management always get competitive pricing on all services. Cypress Ridge being a newer community and still growing has little past history of expenses. A budget is an estimate of what the expenses will be and the estimated income to pay for those expenses. Secondly, one of your major amenities (the pool) in 2010 was only open 6 days per week. We are happy to report that in 2011 the pool will be opening 7 days per week and will open two weeks earlier and remain open two weeks later than in 2010. Obviously, a factor of the fees are based on the needs of the community.

Now that there is some history with your budget I am confident that the fees will stabilize in future years.

Holiday Crime Prevention

A particular problem this time of year is theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur, and some types cannot occur at all.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court.
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM.

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. (CPD Dispatch 577-7434)
• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft.
• Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Have a wonderful holiday season. Remember, most crimes and accidents are preventable. Officers are working hard to locate and stop crime, but everyone must do their part to lower their risk.

Clean Your Air Conditioner Drain Before it Leaks!

Air Conditioning Units produce one natural by product, Water! The method that this water is produced is just like the water that forms on the outside of a glass with ice in it. The warmer air from your home, meets the colder surface of the evaporator coil and naturally, condensation occurs. The bad part happens when you find the air conditioner drain line clogged and a water leak on the floor!

The water that comes from your AC Unit, runs down the sides of the coil and collects inside the condensate pan, eventually reaching the condensate drain and flowing off to the drain method your installer chose. When the condensation drain becomes gummed up or plugged, that same innocent water can back up and leak, and can literally ruin your life!

Cleaning Your AC Condensate Pan and Drain Line
Face it, if you are not going to have a service company come out and service your air conditioner every season, you are going to need to do a few things on your own. Fortunately, you can do this before an AC Water Leak happens!

According to the Tampa Handyman, one method he uses is to just grab his wet/dry vacuum, and use it to draw all the build up from your drain line, from the outside of the home, where it exits! While this will work for some, there are a few other methods to clean your AC Condensate Drain as well.

Gravity or Pumped AC Condensate Drains
In almost every instance, you will have either:

Gravity Condensate Drain, where the water flows from your evaporator coil drain pan, directly into a small PVC drain line, and either into a drain system, in or outside your home.

As you can see in the top picture, the installer of this condensate line took the time to install a few extra pieces of the PVC drain, to facilitate the cleaning of the drain lines. Yours may or may not have these caps in place, but if you end up having to cut into the piping system to clean it, (common on older systems) you can rebuild it with the cleanouts in place! All pieces for the new drain can be picked up at a hardware store, for less than $10, or by clicking the links below.

Condensate Pump Drain System, where the water from your coil pan is piped into a small condensate pump, that automatically turns itself on and off as the water fills the collection tray.

In most cases, the PVC piping or clear plastic condensate hose, will fit directly into a hole on the top of the condensate pump, filling the reservoir. A second hose is then connected, to channel the water outside the home or into a drain system. Condensate pump systems are most commonly used in areas below the level of the homes drain.

Air Conditioner Condensate Pumps
Regardless of which system your AC system uses, almost all blockages occur in the small bend, called a trap. The trap system always holds a small amount of water, that is there to keep fumes and other objects from backing in to the system. Over time, gum builds up... the trap becomes clogged and you have a plugged ac line!

Cleaning Your AC Condensate Drain
The most common method of cleaning, is to gain access to your drain line... whether that is within a cleanout or from inside the evaporator coil drain pan, and simply flush the line with either compressed air or a water hose, forcing everything from the inside to outside. (Never flush water from outside the home, to the inside of the unit, a mess will occur!)

If you don't have access to an open end of the drain from inside, you may need to disconnect or cut the drain line to perform the cleaning.

This should be done at least once every year and more often in areas where you use air conditioning more than 6 months of the year! Doing so will prevent the AC drain from leaking water into the home!

Hurricanes maximum sustained winds of 74 mph (64
knots) or higher.
All Atlantic and Gulf of Mexico coastal
areas are subject to hurricanes or tropical
storms. Although rarely struck by
hurricanes, parts of the Southwest United
States and the Pacific Coast experience
heavy rains and floods each year from
hurricanes spawned off Mexico. The
Atlantic hurricane season lasts from June
to November with the peak season from
mid-August to late October.
Hurricanes can cause catastrophic damage
to coastlines and several hundred
miles inland. Winds can exceed 155
miles-per-hour. Hurricanes and tropical
storms can also spawn tornadoes and
microbursts, create surge along the coast,
and cause extensive damage due to inland
flooding from trapped water.
Tornadoes most often occur in thunderstorms
embedded in rain bands well away
from the center of the hurricane; however,
they also occur near the eye-wall. Typically,
tornadoes produced by tropical cyclones
are relatively weak and short-lived
but still pose a threat.
A storm surge is a huge dome of water
pushed on-shore by hurricane and tropical
storm winds. Storm surges can reach 25
feet high and be 50-100 miles wide. Storm
tide is a combination of the storm surge
and the normal tide (i.e., a 15 foot storm
surge combined with a 2 foot normal high
tide over the mean sea level creates a 17
foot storm tide). These phenomena cause
severe erosion and extensive damage to
coastal areas.
Despite improved warnings and a decrease
in the loss of life, property damage continues
to rise because an increasing number
of people are living or vacationing near
coastlines. Those in hurricane-prone
areas need to be prepared for hurricanes
and tropical storms.
A hurricane is a type of tropical
cyclone, the generic term for a low
pressure system that generally
forms in the tropics. The ingredients for a
hurricane include a pre-existing weather
disturbance, warm tropical oceans, moisture,
and relatively light winds aloft. A
typical cyclone is accompanied by thunderstorms,
and in the Northern Hemisphere,
a counterclockwise circulation of
winds near the earth’s surface. Tropical
cyclones are classified as follows:
Tropical Depression. An organized
system of clouds and thunderstorms
with a defined surface circulation and
maximum sustained winds of 38 mph (33
knots) or less. Sustained winds are defined
as one-minute average wind measured at
about 33 ft (10 meters) above the surface.
Tropical Storm. An organized system
of strong thunderstorms with a defined
surface circulation and maximum sustained
winds of 39-73 mph (34-63 knots).
Hurricane. An intense tropical weather
system of strong thunderstorms with
a well-defined surface circulation and

based on their wind speed, central
pressure and damage potential (see chart
below). Category Three and higher are considered
major hurricanes, though Category
One and Two are still extremely dangerous
and warrant your full attention.
Inland/freshwater flooding
from hurricanes
Hurricanes can produce widespread torrential
rains. Floods are the deadly and
destructive result. Excessive rain can also
trigger landslides or mud slides, especially
in mountainous regions. Flash flooding
can occur due to the intense rainfall.
Flooding on rivers and streams may persist
for several days or more after the storm.
The speed of the storm and the geography
beneath the storm are the primary factors
regarding the amount of rain produced.
Slow moving storms and tropical storms
moving into mountainous regions tend to
produce more rain.
Between 1970 and 1999, more people lost
their lives from freshwater flooding associated
with landfalling tropical cyclones
than from any other weather hazard related
to tropical cyclones.

What to do before
a hurricane
1. Know the difference between “Watches”
and “Warnings.”
• Hurricane/Tropical Storm Watch—
Hurricane/tropical storm conditions
are possible in the specified area,
usually within 36 hours.
• Hurricane/Tropical Storm Warning—
Hurricane/tropical storm conditions
are expected in the specified
area, usually within 24 hours.
• Short Term Watches and Warnings—
These warnings provide detailed information
on specific hurricane threats,
such as flash floods and tornadoes.

2. Listen for local radio or television
weather forecasts. Purchase a NOAA
Weather Radio with battery backup
and a tone-alert feature that automatically
alerts you when a Watch or Warning
is issued (tone alert is not available
in some areas). Purchase a batterypowered
commercial radio and extra
batteries as well because information
on other events will be broadcast by
the media.
3. Ask your local emergency management
office about community evacuation
plans relating to your
neighborhood. Learn
evacuation routes. Determine
where you would
go and how you would
get there if you needed
to evacuate. Sometimes
alternate routes are desirable.
4. Talk to your household
about hurricane issues.
Create a household disaster
plan. Plan to meet at
a place away from your
residence in case you
are separated. Choose an out-of-town
contact for everyone to call to say they
are safe.
5. Determine the needs of your household
members who may live elsewhere
but need your help in a hurricane.
Consider the special needs of neighbors,
such as people that are disabled
or those with limited sight or vision
problems.
6. Prepare to survive on your own for at
least three days. Assemble a disaster
supply kit. Keep a stock of food and
extra drinking water. See the “Emergency
Planning and Disaster Supplies”
and “Evacuation” chapters for more
information.
7. Make plans to secure your property.
Permanent storm shutters offer the
best protection for windows. A second
option is to board up windows with
5/8" marine plywood, cut to fit and
ready to install. Tape does not prevent
windows from breaking.
8. Learn how to shut off utilities and
where gas pilots and water mains are
located.
9. Have your home inspected
for compliance with local
building codes. Many of the
roofs destroyed by hurricanes
were not constructed or retrofitted
according to building
codes. Installing straps or
additional clips to securely
fasten your roof to the frame
structure will substantially
reduce roof damage.
10. Be sure trees and shrubs
around your home are well
trimmed. Dead limbs or trees could
cause personal injury or property
damage. Clear loose and clogged rain
gutters and downspouts.
11. If you have a boat, determine where to
secure it in an emergency.
12. Consider flood insurance. Purchase
insurance well in advance—there is
a 30-day waiting period before flood
insurance takes effect.
13. Make a record of your personal property.
Take photographs or videotapes
of your belongings. Store these documents
in a safe place.
Create a

hurricane threat
1. Listen to radio or television newscasts.
If a hurricane “Watch” is issued, you
typically have 24 to 36 hours before
the hurricane hits land.
2. Talk with household members. Make
sure everyone knows where to meet
and who to call, in case you are separated.
Consider the needs of relatives
and neighbors with special needs.
3. Secure your home. Close
storm shutters. Secure
outdoor objects or bring
them indoors. Moor your
boat if time permits.
4. Gather several days’ supply
of water and food for
each household member.
Water systems may
become contaminated or
damaged. Sterilize (with
diluted bleach solution
of one part bleach to ten
parts water) and fill the
bathtub to ensure a supply of safe
water in case you are unable or told
not to evacuate. Refer to the “Shelter
and Emergency Planning” and “Disaster
Supplies” chapters for important
information.
5. If you are evacuating, take your disaster
supply kit with you to the shelter.
Remember that alcoholic beverages
and weapons are prohibited within
shelters. Also, pets are not allowed in
a public shelter due to health reasons.

and contact your local humane society
for additional information.
6. Prepare to evacuate. Fuel your car—
service stations may be closed after the
storm. If you do not have a car, make
arrangements for transportation with
a friend or relative. Review evacuation
routes. If instructed, turn off utilities
at the main valves.
7. Evacuate to an inland location, if:
• Local authorities announce an evacuation
and you live in an evacuation
zone.
• You live in a mobile home or temporary
structure—they are particularly
hazardous during hurricanes
no matter how well fastened
to the ground.
• You live in a high-rise. Hurricane
winds are stronger at
higher elevations.
• You live on the coast, on
a floodplain near a river or
inland waterway.
• You feel you are in danger.
8. When authorities order an
evacuation:
• Leave immediately.
• Follow evacuation routes
announced by local officials.
• Stay away from coastal areas, riverbanks
and streams.
• Tell others where you are going.
9. If you are not required or are unable
to evacuate, stay indoors during the
hurricane and away from windows and
glass doors. Keep curtains and blinds
closed. Do not be fooled if there is a
lull, it could be the eye of the storm—
winds will pick up again.
• Turn off utilities if told to do so by
authorities.
• If not instructed to turn off, turn the
refrigerator to its coldest setting and
keep closed.
• Turn off propane tanks.

the first or second floors and stay in
interior rooms away from windows.
• Lie on the floor under a table or another
sturdy object.
11. Avoid using the phone
except for serious emergencies.
Local authorities
need first priority on telephone
lines.

What to do after
a hurricane
1. Stay where you are if you
are in a safe location until local authorities
say it is safe to leave. If you
evacuated the community, do not
return to the area until authorities say
it is safe to return.
2. Keep tuned to local radio or television
stations for information about caring
for your household, where to find
medical help, how to apply for financial
assistance, etc.
3. Drive only when necessary. Streets
will be filled with debris. Roads may
have weakened and could collapse.
Do not drive on flooded or barricaded
roads or bridges. Closed roads are for
your protection. As little as six inches
of water may cause you to lose control
of your vehicle—two feet of water will
carry most cars away.
4. Do not drink or prepare food with tap
water until notified by officials that it is
safe to do so.
5. Consider your family’s health and safety
needs. Be aware of symptoms of stress
and fatigue. Keep your household together
and seek crisis counseling if you
have need. See the “Mental Health and
Crisis Counseling” section of the “Recovering
from Disaster” chapter for more
information.
6. Talk with your children
about what has happened and
how they can help during the
recovery. Being involved will
help them deal with the situation.
Consider the needs of
your neighbors. People often
become isolated during hurricanes.
7. Stay away from disaster
areas unless local authorities
request volunteers. If you are
needed, bring your own drinking
water, food and sleeping gear.
8. Stay away from riverbanks and streams
until potential flooding has passed. Do
not allow children, especially under
the age of 13, to play in flooded areas.
There is a high risk of injury or drowning
in areas that may appear safe.
9. Stay away from moving water. Moving
water only six inches deep can sweep
you off your feet. Standing water may
be electrically charged from underground
or downed power lines.
10. Stay away from downed power lines
and report them to the power company.
Report broken gas, sewer or water
mains to local officials.
Consider your
household’s
health and

and be aware
of symptoms
of stress and
fatigue. Seek
crisis counseling
if you have need.

• Take photos of your belongings and
your home or videotape them.
• Separate damaged and undamaged
belongings.
• Locate your financial records.
• Keep detailed records of cleanup
costs.
14. Consider building a “Safe Room or
Shelter” to protect your household. See
the “Thunderstorms” chapter for additional
information in the “Tornadoes”
section.

Pool Concerns

Since the pool opening on May 1, 2010, the HOA has received the below list of complaints from homeowners regarding behavior at the pool (please refer to the Pool Rules and Regulations in parenthesis):

Homeowners pulling tables up to the gate and letting people jump the fence into the pool prior to it’s opening on May 1^st. (Entrance is through the gate only! Please do not slam the gate as this damages the lock. Swinging on the gate or climbing over the gate or the fence is prohibited.)
Children playing in the pool unsupervised (Children under the age of 15 and all guests must at all times be accompanied by an adult (defined as someone age 18 or older)
Homeowners and/or children damaging tables, chairs, umbrellas, light covers (No running or rough housing in the pool and clubhouse areas. SUPERVISION OF CHILDREN by parents and/or accompanying adult is necessary for safety and to prevent damage to the facility and the pool area equipment. Homeowners are responsible for damages caused by their children or guests.)

Smoking in the pool (NO SMOKING ALLOWED.)
Delinquent homeowners bringing 17 guests to the pool (All assessments must be paid in full in order to have access to the pool. Pool use is denied until dues have been paid. Guests are limited to three (3) non-residents for each household.)
Children and teenagers using profanity in the pool (NO DRUGS, FIREARMS OR PROFANITY)

Each and every homeowner was required to sign the Pool Registration Form agreeing to abide by the Pool Rules and Regulations before being provided a key to the pool. The pool is provided for the enjoyment of the homeowners; however this is not occurring because of a select group of people ruining it for everyone else. If the homeowners cannot “self-police” the pool area, each homeowner will be assessed a Special Financial Assessment to be used to hire a pool security guard and possible security camera installation. Please step up to the plate and work together to obey these guidelines so these measures do not have to be taken to keep the pool open. Disabling the pool cards of delinquent homeowners and pool violators is not working since fellow residents are letting them in or these homeowners are climbing the fence.

The County’s 11^th annual Earth Day Festival is a celebration of Charleston County’s environmental community. The festival provides educational opportunities highlighting Charleston County’s environmental challenges and successes.

National Association of Letter Carriers Food Drive

National Association of Letter Carriers Food Drive occurs every year on Mother’s Day weekend. This is the nation’s largest one-day effort to help needy families. All of the food that is collected comes to the Lowcountry Food Bank. Last year it was 100,000 pounds! It’s so easy to donate. Just leave a bag of food at, in or by your mailbox and the letter carrier will pick it up and bring it back to the local post office.

Census responses are used to calculate congressional representation and the distribution of taxpayer money back to states, cities and local governments. In consideration of these difficult economic times, the board elected to continue monthly assessments in 2010 without changing collection of dues to annually, which is the standard for single family housing communities. However, for 2010, only 16 of 43 homeowners are current with their $47.78 monthly dues payments as of today’s date. The community has invoices from December that are unpaid due to lack of assessments paid. If payments are not received timely, the board will be forced to consider changing payment of dues to ($47.78 x 12 = $573.36) annually instead of monthly in order to meet the community’s monthly financial obligations. Without prompt payment of dues, the board will also be forced to cut back on landscaping and we will have to delay the opening of the pool since this is one of the major expenses to the HOA. Those Homeowners that are past due, will have their amenity cards de-activated immediately at 30 days delinquent.

If you are having a hard time remembering to pay your monthly dues, please complete an ACH form so your dues can be auto drafted from your bank account. If you are past due and are having financial difficulties, you must speak with the HOA -- if payments are not current, legal action will be taken against the delinquent homeowners, up to and including judgment and foreclosure actions. Please remember that holiday lights and decorations need to be taken down and stored until next year.

Spring is right around the corner, make a list of maintenance items the exterior of your home is in need of. Have a plan of action to spruce up your homes exterior to avoid those violation letters and keep the neighborhood looking its best.

Lawn maintenance is at a stand still this time of year but leaf removal is still a part of homeowner’s duties. Mulch and Pine straw may also need to be freshened.

Please be a courteous pet owner. Do not allow your pet to roam free or defecate or urinate on anyone elses lawn. Some people dont own dogs or cats and do not appreciate you allowing your pet to do its business on their lawn, whether you clean up after it or not.
